A custom home is the only construction project where the client lives inside the result of every decision for the next thirty years. That is why we build the schedule and the budget around your land and your priorities before we draw anything — the plan that works on a flat, dry, sewered lot is the wrong plan for a sloping lakefront parcel on well and septic, and finding that out during framing is expensive.

The hard part of an addition is never the new space. It's the seam — where the new roof meets the old one, where the new floor meets a slab poured thirty years ago at a different elevation, and where the existing electrical service turns out to be too small to carry the load you're adding.

Most kitchen projects that go wrong go wrong for one of two reasons: the wall someone wanted removed was carrying load, or the electrical and plumbing behind the cabinets was never going to support the new appliance layout. Both are discoverable before demolition, and both are much cheaper to solve then.

A whole-home renovation is the right call when the house has good bones and bad everything else — a solid structure in a location you want, with a floor plan, systems and finishes that all reached the end of their useful life at roughly the same time. Doing it in one project rather than five is cheaper and produces a house that reads as one house.

Marine Construction

Dock Building

A dock is a structure standing in the one place a building is never supposed to be. Everything about how it's built follows from the water it's in: pile depth follows the bottom material, framing follows the wave and wake energy, hardware follows whether the water is fresh or brackish, and deck height follows how far the level moves between a wet year and a dry one.

Marine Construction

Seawalls & Bulkheads

Seawalls almost never fail at the face. They fail behind it — soil washes out through a failed joint or an unfiltered weep, the backfill loses volume, the tiebacks lose their grip, and then the wall leans. By the time a wall is visibly tilting, the problem has been running for years underground.

Pole Barns & Metal Buildings

Post-frame and steel buildings look simple, and the simple ones fail in the first serious storm. In Florida the governing load is uplift, not weight — wind gets under the roof and tries to lift the whole structure, so the connection from roof to post and post to ground is the entire engineering problem.
